For buyers comparing coastal Naples neighborhoods—and Park Shore owners positioning a sale
Park Shore and The Moorings sit side by side along the Gulf in the City of Naples, and buyers often tour both in the same weekend. Both offer Gulf-front condominiums, bay and canal properties, and single-family streets close to the beach. The differences are in the details: layout, waterways, beach-access structure, and the feel of each building and street.
This Park Shore vs. The Moorings comparison is objective and feature-based. Neither neighborhood “wins”—the right fit depends on your priorities.
Location and lifestyle at a glance
| Park Shore | The Moorings | |
|---|---|---|
| Where | North of The Moorings, along Gulf Shore Blvd N | Between Park Shore (north) and Coquina Sands (south) |
| Gulf frontage | High-rise towers on the west side of Gulf Shore Blvd | Gulf-front condominiums along Gulf Shore Blvd N |
| Bay / canal side | Venetian Bay and interior waterways | Moorings Bay and canals; Gulf access via Doctors Pass |
| Walkable hub | Venetian Village on Venetian Bay | Close to Venetian Village (north) and Coquina Sands/Old Naples areas (south) |
| Neighborhood association | Park Shore Association — voluntary membership; beach park for eligible members | Moorings Property Owners Association — eligible owners may join; Moorings Beach Park privileges for members |
The City of Naples describes The Moorings as more than 1,300 acres with roughly 4,000 homes and condominiums; the Moorings Property Owners Association counts about 875 single-family homes and 82 condo buildings (over 4,000 units). The Moorings is known for Gulf and beach access in a mature, quiet setting, with boating access to the Gulf and Moorings Bay through Doctors Pass. (naplesgov.com / mpoa.org, reviewed November 6, 2026.) The Park Shore Association describes Park Shore as including more than 600 single-family homes, 25 high-rise condominiums, and many mid-rise condominiums. (Reviewed November 6, 2026.)
Housing mix: towers, bay condos, and homes
Park Shore
- Gulf-front high-rises — a concentrated line of towers with building amenities
- Venetian Bay mid-rises and garden buildings — bay views, walkability to Venetian Village
- Single-family homes — inland and waterfront streets across several plats
The Moorings
- Gulf-front condominiums — mid-rise and high-rise buildings along Gulf Shore Blvd N
- Bayfront condominiums overlooking Moorings Bay
- Single-family homes — canal-front homes with docks and interior streets with mature trees
Both neighborhoods span a wide range of building ages, sizes, and price points. For current price ranges by segment, use dated NABOR MLS data—avoid comparing neighborhood medians without separating towers, other condos, and homes.
Beach access and amenities — describe accurately
Park Shore: Many Gulf-front towers have their own beach access for residents. The Park Shore Association is a voluntary neighborhood (property owners’) association, not a mandatory HOA. Owners of single-family homes or residential condo units within the five Park Shore plats may apply for membership, which includes use of the Association’s private Raymond L. Lutgert Beach Park. Membership is per owner, isn’t automatic, and doesn’t transfer with a sale. Verify current eligibility, fees, and pass rules with the Association.
The Moorings: The City of Naples notes that Moorings property owners are eligible to join the Moorings Property Owners Association, which provides Moorings Beach Park parking privileges and member events. Verify eligibility and current terms with the association.
Public beach accesses also exist along the Naples coast. In both neighborhoods, confirm each building’s specific beach arrangement.
What buyers usually compare side by side
- The specific building — age, amenities, association finances, assessments, insurance (see Buying a Park Shore Condo: Questions Before You Offer)
- View type — direct Gulf, angled, bay, canal, garden
- Boating needs — dock availability, vessel size, and route to the Gulf (Doctors Pass for many Moorings properties; Park Shore’s Venetian Bay–side boats generally reach the Gulf through Doctors Pass—verify dock rights, vessel limits, and any bridge clearances for the specific property)
- Walkability — distance to Venetian Village, shops, and dining
- Beach-access structure — building access vs. voluntary association membership
- Rental and pet rules — building by building
- Total cost of ownership — dues, assessments, insurance, taxes
Buyers should define their own must-haves; I help map buildings and streets to that list.
What Park Shore sellers should learn from Moorings activity
If you own in Park Shore, buyers comparing neighborhoods will likely tour Moorings listings too. That means:
- Your competition isn’t only inside Park Shore. A well-priced Moorings Gulf-front condo can pull a buyer away from a Park Shore tower unit—and vice versa.
- Position on what’s genuinely different: your building’s amenities, your view, walkability to Venetian Village, condition.
- Don’t panic over a single sale next door. One closing doesn’t reset a market; look at dated, segmented NABOR data.
- Read asking vs. closed: an ambitious Moorings active isn’t evidence for your price.
