For buyers, relocators, and owners curious about the neighborhood
Park Shore is a City of Naples neighborhood that runs from the Gulf east to U.S. 41, roughly between Seagate Drive to the north and The Moorings to the south. Gulf Shore Boulevard North and Venetian Bay split it into the Gulf-front tower corridor and the mainland streets of homes and mid-rise condominiums. If you’re researching living in Park Shore Naples, you’ll quickly notice it’s not one type of place: there are Gulf-front high-rises, mid-rise buildings overlooking Venetian Bay, and quiet residential streets of single-family homes—many on the water.
Here’s an overview of how the neighborhood is laid out, what the housing options look like, and how beach access actually works.
How Park Shore came together
According to the Park Shore Association, Park Shore was originally platted by The Lutgert Companies. Plats 1, 3, and 4 are largely single-family homes and mid-rise condominiums; Plats 2 and 5 include high-rise condominiums on the west side of Gulf Shore Boulevard, plus mid-rise condominiums overlooking Venetian Bay (per parkshoreassociation.com). The Association describes more than 600 single-family homes, 25 high-rise condominiums, many mid-rise condominiums, and commercial property in total. (Reviewed November 5, 2026.)
Housing options
Gulf-front towers
High-rise condominiums along the beach side of Gulf Shore Boulevard. Expect building amenities such as pools, fitness rooms, and staffed lobbies, with views ranging from direct Gulf to angled and partial. Building age, amenities, and association structure vary considerably—each tower is its own decision.
Venetian Bay and bay-side condos
Mid-rise and garden-style buildings oriented toward Venetian Bay and nearby waterways. Views often feature boats and bay water rather than open Gulf horizon, and some buildings are within walking distance of Venetian Village.
Single-family homes
Residential streets with homes ranging from original 1960s–’70s homes to newer custom construction. Some sit on canals or bays with boating access; others are inland lots.

Beach access explained
This is the most misunderstood topic in Park Shore, so precision matters.
Gulf-front towers
Many beachfront buildings have their own direct access to the sand for residents. Confirm each building’s specifics.
The voluntary Park Shore Association beach park
The Park Shore Association is a voluntary neighborhood (property owners’) association, not a mandatory HOA. Owners of single-family homes or residential condo units within the five Park Shore plats may apply for membership, which includes use of the Association’s private Raymond L. Lutgert Beach Park. Membership is per owner, isn’t automatic, and doesn’t transfer with a sale. Verify current eligibility, fees, and pass rules with the Association.
Public beaches
The City of Naples and Collier County maintain public beach accesses and parks along the coast. Check current locations, parking, and rules with the city or county.
What not to assume: buying in Park Shore doesn’t automatically include beach-park privileges, and a seller’s beach pass doesn’t automatically transfer.
Venetian Village and daily life
The Village on Venetian Bay—often called Venetian Village—is a waterfront collection of shops, galleries, and restaurants at the bay edge of Park Shore. For many residents, it’s a walk or short bike ride for coffee, dinner, or browsing. See our Venetian Village and Park Shore lifestyle guide.
Beyond that, Park Shore residents are a short drive from:
- Downtown Naples, Fifth Avenue South, and Third Street South to the south
- Additional shopping and dining along US-41 and to the north
- Parks and nature areas, including Clam Pass Park to the north (Collier County)
- Naples Airport (APF), mainly private and charter aviation, with American Airlines nonstop service to Charlotte scheduled from December 2026; and Southwest Florida International (RSW) in Fort Myers for most commercial flights
Drive times vary by season and traffic.
Practical considerations
- Seasonality: Naples is busier in the cooler months—more traffic, more full restaurants, more neighborhood activity.
- Flood and insurance: Coastal properties involve flood zones, elevation, and storm preparation. Check FEMA maps and get insurance quotes early.
- Condo rules: Rental minimums, pet policies, vehicle rules, and application approvals vary by building.
- Schools: For school information, consult Collier County Public Schools’ official boundary tools and verify assignments directly.
