Venetian Village and Park Shore: Dining, Shopping, and Waterfront Living Nearby

By Leland Bishop | William Raveis
For anyone curious about life around Venetian Bay

Ask Park Shore residents where they meet friends, grab a coffee, or watch boats drift across the water, and many will mention Venetian Village. Officially The Village Shops on Venetian Bay, it sits at 4200 Gulf Shore Blvd North in Naples (34103), right at the bay edge of Park Shore. (venetianvillage.com, reviewed November 5, 2026.)

This guide covers what’s there, how it fits into daily Park Shore life, and what to know if you’re considering a home or condo nearby.

Business names below are location context only—no endorsement or paid relationship is implied. Tenants and hours change; check the Village’s directory before you go.

What Venetian Village is

The Village describes itself as a waterfront collection of more than 45 retailers and waterside restaurants on Venetian Bay. (Per venetianvillage.com, reviewed November 5, 2026.) It’s an open-air, walkable setting with boardwalk views of the bay and boats coming and going.

Dining by the water

The Village’s directory lists waterfront restaurants ranging from casual to fine dining—among them Bayside Seafood Grill & Bar, M Waterfront Grille, MiraMare Ristorante, T-Michaels Steak & Lobster, Fish Restaurant, and The Village Pub—plus a café and an ice cream shop. (Directory reviewed November 5, 2026.)

What residents tend to love isn’t one restaurant—it’s the rhythm:

  • Morning coffee before the shops open
  • Lunch on the water with bay breezes
  • Sunset drinks and dinner as the light changes over the bay
  • Evening walks along the waterfront

During the cooler months, expect more activity and busier reservations.

Shopping

The directory includes apparel, jewelry, home décor, gifts, and specialty shops—many independent or boutique-style. It’s the kind of place for browsing rather than errands; for groceries and everyday needs, residents typically drive a few minutes to nearby shopping along US-41 and elsewhere in Naples.

Living near Venetian Bay

Bay-side condominiums

Mid-rise and garden-style buildings overlooking Venetian Bay and nearby waterways. Views lean toward bay water, boats, and bay-side light rather than open Gulf horizon. Some buildings are an easy walk to the Village.

Gulf-front towers nearby

The high-rise towers on the west side of Gulf Shore Boulevard are also close by—residents may enjoy the beach on one side and Village dining on the other.

Single-family homes

Park Shore streets with homes—some on waterways with boating access—are within a short drive or bike ride.

The Park Shore Association notes that Plats 2 and 5 include high-rise condominiums on the west side of Gulf Shore Boulevard, plus mid-rise condominiums overlooking Venetian Bay. Venetian Bay–side boats generally reach the Gulf through Doctors Pass; verify dock rights and vessel limits for a specific property. (Reviewed November 6, 2026.)

What to verify for any property

  • Walking distance — measure it rather than relying on “steps from” language
  • Noise and activity — some buyers love being close to the action; others prefer more distance
  • Boating — dock availability, vessel size limits, and route to the Gulf
  • Building rules — rentals, pets, parking
  • Flood zone and insurance

For condo comparisons, see What Affects Park Shore Condo Value.

Beach access from the Venetian Bay side

Bay-side residents typically reach the beach via building access (if their building has it), public beach accesses, or—if eligible—membership in the voluntary Park Shore Association, which offers a private beach park to members. Eligibility and fees apply; membership isn’t automatic and doesn’t transfer by default. Verify with the Association.

A sample Park Shore day

  • Walk or bike to the Village for coffee
  • Head to the beach mid-morning
  • Lunch on the bay
  • Afternoon on the water or by the pool
  • Sunset over the Gulf, dinner back at the Village

Everyone’s routine is different—tell me yours, and I’ll help match buildings and streets to it.
